To get started, I want you to know that I work differently than most agents. In addition to being a realtor I am also a mortgage loan officer and I understand the wide array of issues surrounding your purchase. Many of my clients buying homes benefit by getting the lowest rates on a mortgage from me and the peace of mind and simplicity of working with someone who understands the entire process.
There is nothing wrong with other systems; I simply think it is crucial to look at your finances holistically taking into account the big picture of goals for your family. For most, a home is their largest single investment and as such requires stewardship over your money. The ramification of decisions made while buying may not be felt for many years to come and is the second reason why I take planning with your future in mind seriously. The potentially damaging effects of tomorrow are easily avoided by smart planning today.
Rarely have I had two clients with identical situations. We want to get to know you and to gain an appreciation of the factors leading you to buying a home. Whether you are relocating, buying for the first time, upsizing, downsizing, or buying an investment home we are with you every step of the way.
Step - 1:
I want to sit down face-to-face so I can understand your needs and share the vision of what your dream home looks like. We will be able to talk about options from payments, taxes, insurance and also get a chance to learn about each other.
Step - 2:
Then we will go to our abundant inventory of homes and along with your help select properties that fit your needs. We’ll set up appointments to view these homes at a time that is convenient to you. Unlike many professionals, we promise never to show you homes that aren’t plausible options for you.
Step - 3:
Once a suitable home is found I will employee all the tactics to negotiate the absolute lowest price the market will bear. I promise to work hard to get you the lowest price!
Step - 4:
The contract period is the most hectic time of the transaction. There are endless details to oversee like coordinating with the title agents on closing details, title examinations, the appraisal, ordering your homeowners insurance, and supervising home inspections just to name a few. We will diligently keep you informed during every stage of development.
Step - 5:
Almost done; on completing inspections and clearing contingencies on the contract we will schedule your closing to take place. At this point you should have the exact dollar amount you need to bring with you for closing costs and the down payment. We will make sure things are correct for you and answer any questions you have so there aren’t any surprises.
Step - 6:
On the day of closing I will meet you at the property for a final walk through the home. This is an important formality to ensure the seller has vacated the home and the place generally appears to be in the right condition. From there we’re off to the closing to sign the papers and take legal ownership. Congratulations! You now own the home.
Step - 7:
We believe in serving clients well beyond the closing and you will continue to receive the same level of service you have come to expect from me. We will continue by ensuring your original owner’s title policy and recorded deed get to you in a timely manner (anywhere from 1-3 weeks). As our treasured client we hope to continue serving you or the needs of your family and friends.
